The new office for Columbia River Veterinary Specialists (CRVS) is located in a single story retail building built in 2005. Vacant since its construction, the 14,000 sq ft building presented unique permitting and structural challenges that the design team was able to address and solve within the owner’s budget.
When the building was originally constructed, sinking problems caused the entire foundation to be rebuilt with one way slabs over grade beams over piles. This restricted the layout of the floor plan because it limited where the plumbing piping and the CT and MRI machines could be located. Precise locations and equipment maneuvering strategies had to be coordinated in the design. The design team also discovered that the original building shell permit was still open, requiring additional testing, repairs and drawings. We were able to fold these changes into the project and stay within the owner’s budget.
The building’s program supports a myriad of exam and service spaces, including surgery rooms, standard exam rooms, an open exam area, light-controlled exam rooms, a laboratory, oncology, X-ray, an isolation ward, and a morgue. The flooring is a combination of carpet in the offices and conference rooms, sheet vinyl in the surgery suites, and stained, polished concrete throughout the rest of the office. The CT and X-ray rooms have leaded gypsum wallboard walls, and painted accents throughout the office contribute to the bright and welcoming atmosphere.
