Centrally located in the heart of the emerging waterfront development in Vancouver, Washington, Block 8 is a seven-story mixed-use development with ground floor retail, apartment units on the levels above, and ground-level and lower-level parking. The project is anticipated to be achieve a minimum of LEED™ Silver certification under LEED™ for Homes Mid-Rise Pilot v2010.
Block 8 focuses on maximizing the exceptional views that the waterfront development offers. The project is situated to bring the housing units closest to the views and is angled to enhance the most dramatic viewpoints – both toward the Cascade Mountains and toward bridges to the east and the west along the river.
The ground level contains the apartment lobby and entrance, retail, utility and support areas, resident bike storage, parking, and a plaza with planters and seating. All corners of the site provide space for active retail or restaurant uses at ground level.

The building will be two levels of concrete podium with wood framed construction at levels three through seven. Most of the building will be clad in brick masonry with some metal paneling, vinyl windows and doors on levels 3-7, and an aluminum storefront system at level 2. All retail spaces on the ground level have aluminum storefront retail frontages with inset bays at the entries.
Locations and frequencies of balconies vary depending on level and building elevation. South-facing level 2 units will have an exterior balcony with a brick low-wall and metal guardrail to allow for privacy. Some of the units on levels 3-7 will have precast concrete balconies with a metal or a glass railing system.
Rain protection is provided by metal and glass canopies along the retail frontages and at entries; they extend on average 7’-0” into R.O.W. and 10’-0” A.F.F. The south façade coverage at the retail varies from 3’ to 6’ at entry points from the level 2 podium above.
